MILFORD COURT (Lancing) Ltd is a lessee-owned Company formed in 2008 to buy the Head Lease from the Freeholder.

History and current status

Lessees at Milford Court were concerned with the declining number of years remaining in the lease and so formed a Company to buy out the lease. Most Residents opted to be part of the Freehold purchase which entitles these Lessees to one share per flat. Shares are relinquished in favour of the new owner when a flat is sold. The Chairman and Directors of the Freehold Committee and the Residents Association Committee meet regularly to ensure the smooth running of Milford Court.

Managing Agents and Committees

Milford Court employs Parsons son & Basley to work as their Managing Agents. The resident committees work closely with the Agents monitoring all expenditure. As a result, annual maintenance fees are less than many comparable blocks of flats. The high and low-rise blocks have separate committees and accounts, but there are some jointly funded communal expenditure such as gardening, garage maintenance, drains etc.

Maintenance charges

In the high-rise charges are split into 4 different categories. The larger flats on the South side pay more than those on the North side and flats with a garage pay more than those without a garage.
The flats on the low rise are the same or very similar in size, so there are two different charges for those with a garage and those without.
